MASTER HOMEOWNERS ASSOCIATION INFORMATION:
All Homeowners at
Vista Ridge are subject to the Master Declaration of Covenants, Conditions
and Restrictions for Vista Ridge. The Association provides certain services
to Vista Ridge Homeowners including; 1) the maintenance and management of
the HOA Community Center, tot lots, and certain other common facilities; 2)
administrative duties such as architectural review, enforcement of
protective covenants, along with the levy and collection of assessments; 3)
and trash removal.
MSI is contracted to
assist your Board of Directors in managing the Association. If you have any
questions or concerns regarding the Homeowners Association, contact Michelle
Rio, your Community Manager, at 720-974-4164 or
mrio@msihoa.com. As Managing Agent we are the
primary contact for homeowner questions and will be happy to respond to your
inquiries and communicate with your Board of Directors if necessary.

Board Meetings are held each month. These meetings are held in accordance
with the Association's Bylaws in order to allow the Board to conduct its
business of managing and supervising the affairs of the Association. All
regular meetings are open to attendance by all homeowners. If you are
interested in attending please contact Courtney Whittaker @ 303 926 7691.The
next Board meeting is set for Tuesday October 22nd @ 5pm at the Community Center.

do not drive vehicles through the open space, or remove any
fence, adjacent to your property. Please contact your Builder, the Vista
Ridge Metropolitan District or the Vista Ridge Golf Course to determine

Review Committee Guidelines Amendment effective September 19, 2005
Play
Structures
Submittal to
the Committee is not required for Play Structures as long as the Guidelines are
followed. Play Structures shall be made of wood and must be less than
twelve (12) feet in height. Structures must be setback a minimum of five (5)
feet from property lines and are not allowed in front yards.

Pet Policy
***The Vista Ridge Master
Declarations require that homeowners keep their pets in a manner that does not
create a nuisance for other owners. Such nuisance would include constant
barking and dogs roaming free.***
For the overall enjoyment of the community,
please maintain your pets in a manner consistent with the Association's
policies.
The Town of Erie also has the following policies -

Ordinances
Leash Laws
Anyone having charge, care, custody or control of any dog of
any age shall keep such dog upon his own premises unless they are under the
control of a competent person and on a leash or chain not over 6 feet long.
Animals allowed to roam are a nuisance and are in danger of injury from cars and
other animals. Stray animals are impounded at the Humane Society of Boulder
Valley and owners must contact them to claim their animals and pay impound fees.
Barking Dogs are not allowed to habitually bark, howl, or yelp so as to
disturb the peace of the neighborhood. If citizens are not able to resolve the
problem with the dog owner, they can contact the Erie Police Department (303)
926-2800 or dispatch at (303) 441-4444.
Street Lights
To report street lights out or not functioning properly please contact
the Town of Erie at 303-926-2880. When contacting the Town, please have
the pole number or an adjacent address available.

The Vista Ridge Master
Association receives notification by way of Development Referrals whenever
a new project, near Vista Ridge, is being applied for. The Development
Referrals, which include the project application, are provided to the
Vista Ridge Board of Directors for review and comment.
